Investing in real estate can take on many forms. Most of us look forward to purchasing a home. Then we may consider buying a recreational property such as a cottage or time share. Others will look for a duplex or tri-plex where they can live in one unit and have the rent from the other units pay the mortgage. Then there are the large buildings and complexes, student housing and the list goes on.


One of the latest and well publicized methods of making money in real estate has been to buy a place, fix it up and sell it. “Flipping” has reaped huge rewards for some and devastated others. As the housing market slowed, those expecting huge profits on their flip, found them selves stuck with a house that did not sell and a heavy debt from the mortgage and renovation cost. The solution for some of these investors was to rent out the house in hopes that the market would eventually bounce back.
 
Real state has certainly seen its share of ups and downs over the years. It now seems to be a reasonable option for many to look at the rental market as a productive and secure investment choice. Opportunities are evolving in residential, commercial and even vacation rentals.
 
Research appears to be the key in selecting the right rental investment property. Ted Allrich describes in his article titled “Comfort Zone Investing: One thriving area of real estate: Apartments” outlines several of the factors that investors should consider. Issues like location and style of properties as well as the rent amounts will help to determine the rate of return and risk level.
 
Government regulations surrounding the rights and responsibilities of landlords and tenants are worth investigating. A well informed landlord can navigate the market easier and avoid expensive problems and conflicts.
 
The opportunities to invest in real estate continue. Rental properties are becoming a popular and profitable choice for those looking to build long term financial stability.
