Rental Vacancies Spike in Calgary

The news of a spike in the available rental units in Calgary came in from the provincial Apartment Association. CHQR, a news & sports radio station in Calgary, reports that the jump is due to the fact that many tenants have purchased homes.
The rate which was .5% only 2 years ago is now up to 4%. The president of the Apartment Association, Gerry Baxter, told CHQR that rental rates are not expected to drop as a result of the new availabilities. The expenses realized by landlords have not dropped therefore the amount that they must collect in rent will likely remain the same.

Drunk Driving- people just don’t get it!

I was diving home from the grocery store. My tiny Mini Cooper was filled to the brim with food for the upcoming Thanksgiving weekend. The time of year is very special to me and the members of my family. October 7th is the anniversary of the first day we stayed at our cottage near Parry Sound. We are truly grateful for the exquisite privilege to have the property and enjoy sharing the place with friends and family whenever possible. There is one person however, will never be able to stay with us. My brother, who one year to the day earlier was killed in a tragic accident on a highway near Hamilton, loved the area and would have been thrilled to join us on what would have been his 30th year. Oct 7th not only identifies another year of cottage life but also another year without our little brother.

The Boston College Heights reports that in addition to students seeking accommodation for the school year, those that are finished or not attending school have found themselves in a similar house hunt. As a result of the current credit issues that have been affecting financial districts all over the world and especially in the United States, loans for mortgages to first time home buyers have become more difficult to acquire. This increases demand for rentals may tempt some landlords or agents to lift the rent rate in order to capitalize on the situation. Tenants are advises to read lease agreements and contracts carefully before signing on the dotted line.

Respect for Candidates

 One thing is for sure. We each get a vote. One vote per person. That means that there are several candidates that we won’t vote for. Why not? Likely because we don’t agree with their positions on matters or we prefer to have the leadership of another individual instead. Either way, there are more folks that will fail in their bid to be elected than those that will succeed. This is a fact that all candidates are aware of when they throw their hat into the ring. What is even more confusing is that most of these candidates are well aware that they really have no chance at being elected and yet they proceed with the process any way.

Tenants Evicted to Make Room Higher Paying Renters

Some landlords in Saskatchewan are being accused of kicking out existing tenants in order to make room for residents that are willing to pay higher rent. TheCBC has reported that applications to evict have increase over the past few years. The rental market in the province has become more competitive for tenants. Landlords that used to have to take whoever applied in order to fill vacancies now have the ability to be more selective in whom they choose to rent to. The Office of Residential Tenancies hears applications to evict tenants. Terrance Chinn is the director of the agency and has told CBC that he has had reports of Landlords evicting residents just so that they could raise the rent for the next tenant.

Landlord Pays a Price

Discrimination is a serious offence and the Justice Department of the United States will investigate allegations and file suit against those that ignore the law. As reported by Shay Randle of the TheAdvertiser.com on October 1, 2008, the Federal Housing Administration  had charged a landlord for refusing to consider applicants with children for tenancy. The Landlord settled with the FHA to pay 115,000 in damages to the victims of discrimination and 30,000 in penalties to the United States. The case stems from incidents where the property owner and manager refused to rent second floor units to residents with children and generally discouraged tenants with children from applying at the complex. They even told prospective tenants that units were not available for viewing, rental or sale when indeed they were.

Youth not allowed to Jump Bikes in Public Park

I was reading the article in the Sept. 10, 2008 edition of the Voice of Pelham regarding the bike jumps in the park. I must say that the entire issue is really quite disturbing to me. As a resident, mother, business person, and taxpayer, I am concerned about this issue in many ways. The article describes how the Town of Pelham, located about 25 min. south west of Niagara Falls, Ontario, Canada has decided to flatten out several bike jumps that were built by local youth in the treed area of a rural, public park. The town claims that concerns regarding safety and liability are the reason for the decision. 

Initially, I was amazed that our municipal workers, councilors & staff members have so much time on their hands to deal with what appears to be a minor and insignificant matter. After speaking with a few others about the issue, I realized that this was simply another example of how certain people are making decisions to control the actions of others.

Tenant Charged with Tampering with Smoke Detector

 The investigation into a fire that had started in the basement apartment of a tri-plex has determined that the blaze was deliberately set and that the tenant in the lower unit had disabled the smoke detector provided by the landlord. The Orillia Packet & Times reports that the other residents and neighbors are fortunate that they were able to avoid injury during the event. The damage to the other units and building are said to be extensive. The charges against the tenant address the fact that the safety equipment would have been working had it been maintained correctly and not tampered with.
